Project Description: Convert one wing of an existing Motel 6 to a Studio 6 extended-stay facility with kitchenettes.
Project scope was expanded to include three steel-framed "facade enhancements" plus a training center
Principal Project Tasks:
• Gutting of room interiors and removal of front wall, including door and window
• Complete reconstruction of 115 rooms, including new bathrooms, and kitchenettes-all new utilities, doors and windows, drywall, flooring, finishes and furnishings
• Install utilities stacks and new electrical transformers to supply power for electric stoves in kitchenettes
• Construction of handicapped-accessible entrance
• Construction of "facade enhancements" extending height of building at three locations, plus parapet wall and rooftop enhancements
• Resided and painted entire wing
• Built training center in adjacent portion of property, including classrooms, office space, and computer room.
Challenges:
Large-scale conversion of five-story building, requiring "coordination of numerous trades, suppliers, and materials. Heavy equipment needed to move materials and perform exterior work including steel erection. Facade enhancements and training center added in mid-project. High-profile project-facility served as chain's regional headquarters.
What Abat Accomplished:
Abat top management rented an apartment near the site in order to personally supervise project. Three cranes were leased to carry materials to each room and facilitate reconstruction of the roof parapet. Notwithstanding the scale of the project and the addition of major new work at midpoint, the job was completed in less than five months to the client's satisfaction. One of Abat's finest projects-a showcase property.
