Motel 6 /Red Roof Inn

Project Description: Convert an existing Motel 6 to a Red Roof Inn.
Number of Rooms: 80
Principal Project Tasks:
Gut and rebuild lobby and porte cochere
Replace all exterior siding with dryvit
New fire alarm system
Rebuilt/replaced bathrooms and HVAC, relocated electrical, complete redecorating including new furniture, carpet
Extensive renovations to grounds, including replacement of concrete around pool, installation of new exterior light poles and resealing of driveway.
Challenge:
Manage the conversion of this deteriorated property 2,300 miles from Abat's home base-our first West Coast project. Unusually rigorous city inspection process requiring numerous change orders. Nonstandard room design (facility not originally constructed as a Motel 6).
What Abat Accomplished:
Immediately upon contract award an Abat crew traveled to Oregon to obtain permits, interview subcontractors, and begin preliminary work. Once work began, repeated visits by a battery of city inspectors resulted in a steady stream of changes due to new building code requirements. After careful review of the code Abat's on-site project manager was able to demonstrate that some of the inspectors' demands were not consistent with the code. Client's president said the project was "the best conversion ever."
